From Groundbreaking to Move-In: What to Expect When Building with GSL
By GSL Homes
Building a custom home is one of the most significant investments you will ever make, and we believe it should also be one of the most rewarding. A true custom home is a multi-phase journey from contract signing to move-in, with pre-construction planning and active construction each playing an essential role. Here is what you can expect when you build with GSL Homes, from the first conversation to the day you receive your keys.
Discovery: Defining Your Vision
Every GSL home begins with a conversation. We take the time to understand your lifestyle, your family's needs, and the way you want to live in your home. This is not a quick questionnaire. It is a deep dive into what matters most to you, covering everything from your daily routines to your long-term plans for the space. We discuss your budget openly and honestly so that every decision that follows is grounded in reality.
Design: Bringing Ideas to Life
Our design team translates your vision into detailed architectural plans. You will review every floor plan, elevation, and finish selection. We use 3D renderings to help you visualize the space before a single nail is driven. This is where the character of your home takes shape. We encourage you to take your time here, because decisions made during design ripple through every stage of construction.
Pre-Construction: Permits and Preparation
Before breaking ground, we handle permitting, engineering, and site preparation. In Kentucky, residential footings must extend below the frost line, which ranges from 24 to 33 inches depending on county. We coordinate with local building officials to ensure every aspect of your home meets or exceeds the 2018 Kentucky Residential Code. This behind-the-scenes work is critical, and doing it right prevents costly delays later.
Construction: Craftsmanship in Action
This is where the magic happens. The construction phase follows a proven sequence:
- Site preparation and excavation: We clear the land, establish proper grading, and prepare the site for your foundation.
- Foundation: Footings and foundation walls are poured, built to meet local frost-line requirements and engineered for the soil conditions of your lot.
- Framing: The skeleton of your home rises, and you can finally walk through the space and feel the scale of each room.
- Mechanicals: Plumbing, electrical, and HVAC systems are roughed in behind the walls.
- Insulation and drywall: Your walls take their final shape, and the home begins to look like a home.
- Interior finishes: Cabinetry, flooring, trim, paint, and lighting bring your design selections to life.
- Exterior finishes: Siding, stone, and roofing complete the exterior.
Our master craftsmen and trusted trade partners build your home with premium materials and an attention to detail that has become our hallmark. Throughout construction, you will receive regular updates and have the opportunity to walk the site.
Selections: Making It Yours
Along the way, you will work with our design team to select finishes, from flooring and cabinetry to lighting and hardware. We guide you through every choice, ensuring the final product is a cohesive reflection of your taste. Making selections by the deadline keeps your build on schedule, because ordered materials arrive just in time for each phase.
Final Walkthrough and Punch List
As construction nears completion, we perform multiple walkthroughs to create a comprehensive punch list, addressing every minor detail that requires attention before you move in. We do not consider the home done until you are satisfied that every item has been resolved.
Move-In: A New Chapter
The day we hand you the keys is the day your new life begins. We walk you through every system and feature of your new home, and we remain available long after move-in day to answer questions and provide support. A home is a long-term relationship, and we are here for it.
