Choosing the Right Homesite in the Bluegrass Region
By GSL Homes
The homesite you choose will shape your family's daily life for years to come. Here is what to consider when selecting a lot in the Bluegrass Region.
Understand the Topography
The lay of the land affects everything from drainage to the style of home you can build. A walkout lot offers the potential for a finished lower level with natural light, while a flat lot may be better suited for a single-story design. In hilly and mountainous regions, the north-south sun differential is exaggerated, meaning the slope you choose can significantly affect how much natural light reaches your home. A south-facing slope is generally ideal for passive solar gain, while north-facing slopes can suffer from extended shading.
Consider the Orientation
The direction your home faces impacts natural light, energy efficiency, and outdoor living. According to the International Association of Certified Home Inspectors, orienting a home to take advantage of the sun's warmth can save between 10% and 40% on home heating costs. The south wall of a passive solar home should ideally be oriented within 15 degrees of true south. In Kentucky, a south-facing orientation can maximize winter warmth while providing shade in summer.
The practical advice is to orient the floor plan, not just the building's profile, toward the sun. Design the home so that frequently used rooms like the kitchen and living room are on the southern side, where occupants will appreciate the sunrays in winter and relief from the sun in summer. Patios and decks should be built on the south side of the house, where direct sunlight permits their use for more hours during the day and more days during the year. The garage, laundry room, and other less frequently used spaces should be situated at the northern part of the house, where they act as buffers against cold winter winds.
Think About Privacy and Views
Consider what you will see from your home, and who can see you. Mature trees, natural berms, and strategic positioning can create privacy without sacrificing views of the beautiful Kentucky countryside. The Bluegrass Region's rolling terrain offers natural opportunities to tuck a home into a hillside or frame it with existing trees, creating a sense of seclusion even in a planned community.
Evaluate the Soil and Drainage
Central Kentucky's limestone-rich soil is a gift, but it also demands respect. Limestone bedrock can create drainage challenges and may require engineered foundation solutions on certain lots. Before committing to a homesite, it is wise to understand the soil conditions and how they will affect your foundation design and cost. A builder experienced with the region will know which lots need extra preparation and which are ready to build on.
Evaluate the Community
The neighborhood matters as much as the lot. Look for communities with thoughtful design, quality amenities, and a sense of place. Our developments in Versailles offer spacious lots in an intimate, well-planned setting within Woodford County, which is part of the Lexington-Fayette metro area and home to roughly 27,000 residents.
